It is vitally important that before any tenant takes occupancy that you know who they are and whether they have the ability to pay your rent. In order to make an informed decision a landlord or letting agent must have comprehensive and balanced information. As standard, we ask each tenant (and guarantor if requested) to complete our application form and supply supporting documentation.

All of our checks are inclusive of a credit and ID/AML report. This information is provided by Call Credit – one of the top 3 credit referencing companies in the UK.

Once we receive a completed application form and supporting documentation one of our dedicated account handlers will contact your prospective tenants by phone.

We seek written confirmation and verification of employment and current and previous tenancy. We assess each tenant for affordability the proper way.  In addition to this we provide a myriad of other checks which will be detailed to you in our confidential tenant report that we provide for every tenant application.

Although our process is in-depth, we provide a common sense approach to referencing.  Our dedicated account handlers liaise daily with tenants from different backgrounds and understand that tenants have the same challenges as anyone else.  We recognise that some of them may be claiming partial benefits, just started a new job, have no previous tenant history or have fallen into genuine financial hardship in the past.  With all these situations we endeavour to work with our clients to find a win-win situation to allow genuine tenants to take occupancy of their new home.

We aim to return the reports within 3 working days (Monday to Friday) or sooner.
