Information for Tenants
You may be looking to rent for long term, or short term in a particular area of London – we are here to help you. We want to make this process as straightforward and stress free as possible, whether this is your first time renting or not. We are able to work to tight deadlines and we appreciate that tenants come with different needs and circumstances.
We have never had a tenant’s deposit dispute since we have been established – our intentions are to keep it that way. We are members of PropertyMark -ARLA, (Association of Residential Letting Agents) and TPOS (The Property Ombudsman Scheme) other regulatory bodies, such as ICO (Information Commissioners Office), which should give you peace of mind that you are dealing with a competent, professional and qualified letting and management agency.
Viewing
We will confirm viewings with all prospective tenants in writing either via email or mobile text. It is part of our procedure that all tenants must reconfirm their appointment on the day of their viewing. On some occasions, we instruct selected appointed viewing representatives (freelancers) to facilitate viewings on our behalf. They do not work for us, but have our consent, as we are the instructing agent. Sometimes we may instruct more than one agency, so you may see the property being advertised by a different agent. This is because we let and manage properties across London, we are not always able to provide this service. Our appointed viewing representative should be able to answer any question you have.

Making an Offer
Once you have seen the property you like, you may wish to express this verbally. However, you must follow this up immediately in writing via email directly to us. A member of our team will get in contact with you. We may have to ask you some questions and ascertain any requests you may have so we can put these forward to the landlord, with your offer.
Acceptance of Offer & Referencing
Once your offer has been accepted in principle (subject to satisfactory referencing). We will send you comprehensive information about our terms, the application form you will need to complete and the supporting documentation you will need to supply to us. We treat your data with respect and to ICO guidelines. There are strict deadlines in place to complete and return the forms back to us via email and pay your reservation fee. We do all our referencing in-house so there is no third party to talk to. Please see tenant fees for more information about our permitted charges. We aim to get all information checked and verified within 3 working days. Sometimes it may be quicker other times it may be a little longer as we are waiting for your referees to reply. Tenancy Agreement
Once referencing has been approved we will send you a tenancy agreement, with a number of other compliant documents and a statement of account confirming the balance to be paid.
Taking Occupancy in your new home
The majority of our landlords use us to manage their properties, where this is the case, we will execute the tenancy agreement and check you into your property and if instructed by the landlord we will conduct an inventory, take meter readings, supply keys and show you how everything works. If the landlord has only instructed us to provide a let only service we will inform you of their instructions.
Living in your home
We want all of our tenants to be happy in their new home, however, sometimes unexpectedly, things go wrong and need repairing or replacing. When this happens we would always expect our tenants to send us an email informing us of the problem. If it is an emergency then please telephone the office. If the emergency happens outside of our normal standard office hours then please call our 24 hour helpline.
